Columba Park submitted an outline planning application to Chelmsford City Council for up to 50,000sqm of employment floor space which could include office; research and development; general industry; and storage and distribution on land to the southeast of Junction 18, A12, Chelmsford in December 2024.

A non-determination appeal was made to the Planning Inspectorate in June 2025. A second outline planning application for the same scheme was submitted to Chelmsford City Council in July 2025.

This is a draft allocation in the emerging Chelmsford City Council Local Plan and is a separate independent proposal to Hammonds Farm.
